Why commercial sites run into electrical problems

Commercial premises change tenants and equipment far more often than homes, and the wiring rarely gets reviewed.

  • Fit-outs on old base-building wiring

Each new tenant adds circuits to whatever the last one left. Unlabelled breakers and dead cable make later faults slower to find.

  • New equipment, same circuits

A second coffee machine or another server rack goes in with no load check, and breakers trip at the busiest time.

  • Unbalanced three-phase loads

Equipment added bit by bit often ends up on one phase, which runs hot and trips while the others idle.

  • Grease, steam and water in kitchens

In a commercial kitchen, moisture in outlets and appliances is the usual reason the safety switch trips.

  • Emergency light batteries wearing out

Batteries in emergency and exit lights lose capacity with age, and fail their discharge test long before the fitting looks faulty.

  • Damaged leads and power boards

Test and tag exists to catch cords crushed under desks or pulled out by the cable.

How we run a commercial job

Most of the planning goes into keeping your business trading while we work.

  1. Site walk with whoever runs the place

We look at the boards and the problem, and ask about trading hours, other tenants and any induction or access rules.

  2. Fixed, itemised quote

One fixed price, itemised so your accounts team or landlord can see what each part covers. That price is the invoice.

  3. Schedule around trading

Shutdowns happen before opening, after close or on quiet days, and you hear in advance which circuits go off and for how long.

  4. Isolate, lock out and do the work

Circuits stay locked off while we work so nobody switches them back on. Where the job allows, fridges, servers and security keep running.

  5. Test, label and hand over records

Everything is tested and labelled at the board. You get the CCEW where required, plus test and tag registers or emergency lighting logs.

What happens when you call us about commercial electrical work

From the first phone call to the final test, this is how it runs.

  1. A person answers the phone

Day or night. Tell us what is happening. If it sounds dangerous, we tell you what to switch off while we get moving.

  2. We book a time that works

Urgent faults go to the next available electrician. Planned work gets a set day so you are not waiting around.

  3. A licensed electrician comes out and looks

We work out what is actually wrong on site rather than guessing over the phone. The visit costs you nothing.

  4. You get one fixed price

Written down and explained before anyone starts. Nothing happens until you say yes.

  5. The work gets done properly

Done to the Wiring Rules with the right parts. Dust sheets go down wherever we are working.

  6. We test it and show you

Every circuit we touch is tested before we leave. Where the law requires a compliance certificate, you get one.

  7. You pay the price you agreed

The quote is the invoice. Our labour stays guaranteed for as long as you own the property.

Signs your premises need an electrician

Staff mention these, or an inspection finds them, before something bigger fails.

  • The same breaker trips every lunch rush

It is overloaded at peak. Split it, or give the heavy gear its own circuit.

  • An exit sign is dark or fails its test

That is a compliance defect, and a safety problem in a blackout. Book the repair promptly.

  • Our test tags have expired

The gear is overdue for inspection. Book testing before your next audit or insurance review.

  • The fluoros flicker and hum

The ballasts are failing, so it is a good time to price an LED upgrade.

  • Power boards are daisy-chained under desks

The workstations need more outlets. Chained boards overheat and trip.

  • A staff member got a tingle from equipment Ring now

Take the item out of service, tag it and ring us now.

  • There's a hot smell from the switchboard cupboard Ring now

A connection or breaker is overheating. Keep the cupboard shut, keep people clear and ring now.

  • Wi-Fi drops out in parts of the office

The access points are usually badly placed, or the cabling is old. Both are fixable.

Anything marked urgent is a phone call now, whatever the hour. Book the rest around your trading.

Finding an electrician in Sydney who turns up

Most people in Sydney do not go looking for an electrician until something has already stopped working. The light in the hallway starts flickering, the board trips every time the kettle goes on, or there is a smell near a power point that was not there yesterday. By that point you are not comparing five quotes, you want someone who answers the phone and can tell you what is actually wrong.

Sydney is inside our normal run, as are Sydenham, Sydney, Sydney Olympic Park. We quote the whole job as one number before we start, and we do not charge to come and look at it.

What makes Sydney different to work in

Sydney has the mix you find across a lot of Sydney: older homes still running the board they were built with, sitting next to places that have been renovated two or three times. Both throw up their own problems, and both are jobs we do every week.

Renovating in Sydney is usually when the wiring gets looked at properly for the first time in decades. Better to know before the walls close up.

What usually causes it around Sydney

Most of what we find comes down to load. The house is doing far more electrically than it was built to do, and the weakest joint in the chain is where it shows up first.

Rodents are a genuine cause and an unglamorous one. Possums and rats in the roof chew cable insulation, and the fault that follows can be intermittent and hard to trace.

What commercial electrician costs in Sydney

We do not publish a price for this, and you should be careful of anyone who does. Two houses in Sydney on the same street can need very different work depending on the age of the wiring and what has been added to it over the years.

What we can promise is the shape of it. We come out and look for nothing, we work out what the job actually needs, and we give you one fixed number for the whole thing. If we find something unexpected once we are into it, we stop and talk to you rather than adding it to the bill. The number you agreed is the number on the invoice.

How we work compared to an hourly rate

An hourly rate puts the risk on you. Every delay, every trip back to the van, every part that turns out to be the wrong one lands on your invoice. That is the opposite of what most people in Sydney actually want, which is to know the number before they say yes.

We price the job, not the time. That means we carry the risk of it taking longer, which is a good incentive for us to turn up prepared. It also means you can say yes or no with the full number in front of you.

What you can safely do yourself

Almost nothing, and that is not us protecting our own work. In New South Wales it is against the law for an unlicensed person to do fixed electrical wiring, and the insurance consequences of a fire traced back to unlicensed work are severe. Replacing a plug top on an appliance or changing a lamp is fine. Anything behind the wall or inside the board is not.

What you can usefully do is narrow it down before you ring. Note which circuit trips, whether it trips straight away or after something specific gets switched on, and whether it started after a storm or a new appliance. That saves time on site.

Renting in Sydney, or managing a building?

If you rent, electrical repairs to the property itself are the owner's responsibility, and urgent electrical faults fall under urgent repairs in New South Wales. Talk to your agent first. If it is genuinely dangerous, say so clearly, because that changes how quickly it has to be dealt with.

If you manage a strata block around Sydney, we can work on common property and bill the body corporate directly, and we can keep the same electrician on your building so nobody is relearning the site every visit.
